Development of conceptual site and building plans and design, with approximate dimensions, areas and volumes, that are based on the project brief and the site review. Including preliminary selection of building materials.

It will be necessary for the Design Brief to have been developed and a Site Review and a Project Analysis to have been undertaken, including a thorough survey and site and building measurement/documentation and project brief development prior to purchasing the Schematic Design Service.

Scope of work included in the Schematic Design Service
- Review design brief and your requirements
- Consult with authorities
- Analyse functional relationships and area requirements.
- Prepare space schematics.
- Prepare briefs for consultants.
- Brief and obtain quotes from consultants including geotechnical engineers, structural and hydraulic engineers, building certifiers, quantity surveyors, building consultants and/or others as necessary.
- Prepare conceptual site and building drawings to adequately explain the design.
- Carry out preliminary selection of systems and materials.
- Liaise with and co-ordinate consultants and subconsultants.
- Assess and implement consultants’ recommendations.
